Gemma Butland

I graduated from the University of the West of England in Bristol in May 2007, where I studied Law. I then subsequently returned to Pembrokeshire to begin my legal career with Redkite’s predecessor firm, Lowless and Lowless.

I qualified as a Solicitor in 2013 and I specialise in Residential Property Law. My experience in Property Law includes, but is not limited to, sales; purchases; remortgages; transfers of equity; equity release; leasehold transactions; new builds; adverse possession claims and first registrations.

I have a wide range of clients varying from first time buyers to property enthusiasts building their residential lettings portfolio. I aim to offer a thorough and efficient experience and pride myself on my excellent client care service. This is demonstrated by feedback received by clients who were “thoroughly impressed by the young lady who handled my affairs. She kept me up to date, either by phone or email. Nothing was too much trouble.”

The average day of a Residential Property Solicitor can differ greatly from one day to the next. I could begin a Monday morning negotiating the purchase price of a property following an adverse Survey and finish the day drafting a Statutory Declaration to assist an application for adverse possession. It is often the case that our Fridays are dominated by completions of sales and purchases and we spend a considerable amount of time on the telephone confirming completion details to our clients; other Solicitors; Estate Agents and Mortgage lenders.

As Residential Conveyancing is a very fast paced working environment, time management is key. It is as important for me as it is my clients that I work toward their time scales and manage their expectations. Due to the desperation and urgency of one client relocating from outside of the UK and back to Pembrokeshire I was successful in turning their Conveyancing transaction around in a three week period to the delight of my client “A three week in total Conveyancing is not a surprise, it’s a miracle! Well done – I like that”. Although a time frame this short is an exception to the general rule I always do what I can, where possible, for each of my clients.

Not only is it important to me to ensure that I communicate with my Clients effectively I also maintain strong professional relationships with organisations such as local and national Estate Agents; Land Registry; HMRC; Probate Registry; Local Government and National Financial Institutions.

Outside of the world of Property I also like to be involved in the Community. I recently conducted a workshop on Property Law to the Sixth Form students at Sir Thomas Picton Secondary School to encourage them to consider choosing to study Law in University.

I am also Secretary for The Enfys Foundation Charity Committee which is the body responsible for making charitable donations from the staff and partners at Red Kite Law to local and national charities. We donate to a wide spectrum of Charities such as Barnardos, Wales Air Ambulance, Christian Lewis Charity, Paul Sartori Foundation and Pembrokeshire Communities First and we have also sponsored local sports teams such as Laugharne Mini Rugby Team and Greenhill School Rugby Team. We also organise fund raising activities for example last year we raised over £200.00 at our annual Macmillan Coffee Morning. We also involve ourselves in Charity events in the wider community.

During my time outside of work I enjoy time with my family and friends. I enjoy music and like to attend concerts and festivals. I also enjoy travelling both within the UK and abroad.

Please feel free to connect with me on LinkedIn where you can consider further recommendations from my clients and peers.
