Rhys Langley is a Partner in the Commercial Property team in Cardiff.
Recognised in The Legal 500 2024 as “proactive, detail‑orientated, and always accessible”, Rhys has built a reputation for delivering clear, commercially focused advice across the full spectrum of commercial property work.
After completing his undergraduate Master’s degree in 2016, Rhys trained with a specialist commercial property practice before qualifying in 2018. He went on to join a top‑100 Cardiff firm, working within a tier‑1 Legal 500 team advising on major development site acquisitions for Housing Associations.
In 2021, Rhys joined a Top 50 UK law firm to help establish its Cardiff office. There, he broadened his practice and developed a strong network of clients and commercial contacts across South Wales and the Southwest.
Before joining Redkite in April 2026, he was a Senior Associate at a leading Bristol firm undertaking City‑level work.

His experience includes:
- Completing the letting of a 50,000 sq ft office building at Cardiff Gate — described as “the largest Cardiff out‑of‑town letting for several years”.
- Leading an innovative transaction to acquire the freehold of a landmark Cardiff hotel, devising a comprehensive strategy to resolve complex title issues and facilitate redevelopment.
- Coordinating due diligence for the £14 million acquisition of an 11‑unit retail park let to major PLCs.
- Acting as trusted adviser to multiple developer clients on bringing large and complex sites forward for development.
- Handling complex option and promotion agreements, including a £30 million GDV site where an option to a national developer converted into a promotion agreement if unexercised.
- Advising on high‑profile conditional contracts, including the disposal of a 9.5‑acre commercial development site adjacent to the M4, set to deliver a 155,000 sq ft logistics facility.
- Managing a wide range of landlord and tenant matters, including:
- High‑value leases for film and television studios.
- Leases for a growing furniture retailer occupying large former department stores in major city centres.
- Lease work for an expanding pub chain.
- Advising on the lease of a 626,000 sq ft distribution centre as part of a £74.25 million corporate transaction.
- Acting on secured lending and refinancing matters, including:
- The £26 million refinance of a care‑home property portfolio.
- Leading due diligence for a debt fund on a £50 million facility connected to the acquisition of a company owning twelve hotel freeholds.
- Acting for a national lender on transactions relating to a £14 million facility for a housing provider.
Originally from Bath, Rhys now lives in Cowbridge with his partner and their Welsh Springer. He enjoys running and exploring the countryside, is a regular gym‑goer, and is always up for a challenge or adventure. He’s also a fan of podcasts, Radio 4, film, and the occasional whisky — not necessarily in that order.
